These are strange times but it’s been amazing to see the way businesses have altered their practices, changed things up, and added new strategies in order to serve people better. Real estate is no different. With many people that still need to buy and sell homes during this time, we, along with others involved in the buying process, have implemented new ways of doing business in the Dallas/Fort Worth real estate market, including virtual home buying.
Virtual home buying isn’t new. We’ve probably all known people who have been relocated, moved cross-country or even cross-continent, and have completed much or all of the process virtually. We’re now implementing these strategies to better serve our local communities.

How the Virtual Home Buying Process Works
Virtual Home Buying Consultation
If you’re interested in buying a home, rather than meeting in person, we can set up an online meeting through zoom, facetime, or even facebook messenger. We’ll discuss the neighborhoods or cities you’re interested in, what features you want and need in a home, and when you want or need to find a home.
If you’d prefer, we can also discuss all those details through an email.
Prospective Matches
I can set you up with an MLS search that will automatically deliver new listings matching your criteria straight to your inbox. I recommend that everyone, regardless of timing, get set up with that automatic search. This is the most up to date way to see what’s available and a great way to keep your eye on the real estate market, even if you don’t plan to buy for months.
In addition to the automatic listings that are delivered, I’ll highlight listings that shouldn’t be missed, and share listings that will be hitting the market soon.
Virtual Tours
When you see a house that interests you, you’ll tour it virtually. {If a home is vacant, you can tour it in person, practicing social distancing rules.}
This may be done in a number of ways. The listing agent may provide us with a virtual tour video, I can tour a vacant home and live stream it to you, or a seller can share a video tour.
If you’re interested in a home but the tour leaves you with questions, we’ll present those back to the listing agent and ask for specific photos or more video of specific areas.
Electronic Signing
Most of us are already signing documents and contracts online so this step won’t change. I’ll send all documents via email, with spaces for electronic signatures. If you haven’t signed a document or contract electronically before, the signing programs walk you through each spot that requires attention. And, of course, I’m always available by phone, text, or email to help.
Home Inspection
Home inspectors are following their own protocols during this time but they are still inspecting homes. Inspectors can have an online discussion with you while in the home, sharing any surprising findings, and as always, will provide you with a full report at the end of the inspection.
Closing Day
Once under contract, the title company will tell you exactly how the closing will be handled but there are many options available right now from curbside closings to mobile and online closings. Following government protocols, title companies will ensure that you close in a timely manner and get to move in to your new home!
How the closing occurs will also determine how you receive your keys. That may include a socially distanced delivery from me!
Why Buy Virtually?
There are many reasons why people are choosing to buy homes right now with the virtual buying process. Some are taking advantage of low interest rates, some have been timing the market and have decided now is the perfect time to buy an investment property, and some have sold their houses and have to find a place to live.
